Buyer is required to perform their own inspections, tests, and investigations to verify any information provided by the Seller including but not limited to land zoning, location, size, title condition, liens and encumbrances, usage of the property, property taxes and utilities availability to the buyer satisfaction. Buyer recognizes that the Seller, along with any licensed real estate agent(s) involved in the transaction, make no claims as to the validity of any property disclosure information and advertisement materials. All advertisement information and materials are based upon the best of the Seller’s personal knowledge.
All Sales are final, buyer shall accept the Property AS IS, WHERE IS, with all defects, latent or otherwise. Neither Seller nor their licensed real estate agent(s) or any other agent(s) of the Seller, shall be bound to any representation or warranty of any kind relating in any way to the Property or its condition, quality or quantity.
RRSM LLC is NOT always aware of the condition of the properties for sale and does not conduct any investigation to determine or confirm the existence or extent of the contamination. Therefore, it is ultimately the buyer’s responsibility to investigate the condition and desirability of the property before purchasing.
Buyer and Seller agree that before the recording can take place, funds provided shall be in one (1) of the following forms:
Cash
Interbank electronic transfer (Wire Transfer)
Zelle
RRSM LLC will convey title to the property by Grant Deed, RRSM LLC will send the Grant Deed to be recorded in the county recording office, recorded deed is the formal proof of ownership change, the processing time will depend on the county recording office and will take around three weeks from the time of final payment.
